Arofan House is our student residence in Cardiff. It’s stylish, safe and surrounded by all the city-centre amenities you could need at university.

The busy Queen Street and St David’s Centre are just a stone’s throw away for access to the shops, restaurants and bars of Cardiff city.

Arofan house student housing offers a range of Studio apartments if you choose to have your own private space, and If you want to stay with your friends then you have an option of En-Suite apartments too!

Arofan house provides High-speed Wi-Fi, also have Wi-Fi available in all of the common spaces. You will have your safe bike parking spot as there is an on-site bike storage facility, for you to have a convenient, and secure stay.

The residence is completely monitored by CCTV 24 hours a day, on-site maintenance team to resolve all your maintenance related problems and Post and Parcels Service.
You can relax with your friends in the spacious common rooms and watch a football match with them on a widescreen TV, and There's also a courtyard with BBQ pits for the summer months!
They also have calendar events from spiritual to cultural to financial for you and your friends to enjoy!

Your booking can be cancelled for free if the Visa application has been denied.

A booking can be cancelled for free if you have failed to obtain the required qualifications to get into your university of choice.

Additional Information

Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this Cancellation Policy. Bookings made prior to 1 June 2021 If you sign your Tenancy Agreement prior to 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 June 2021. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made on or after 1 June 2021 If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made. Bookings made for Semester 2 or 3 starting after the 1st January 2022

If you sign a Tenancy Agreement for a semester 2 or 3 beginning after the 1st January 2022, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 15 November 2021 or 8 weeks before the start of your agreement whichever is the shortest. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made. If you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”).

During the cancellation period, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made. Cancelling outside the Cooling-Off Period Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

Cancelling as you do not receive your visa If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met: You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and

You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office. One less worry if you don’t receive your grades This is applicable to prospective first-year undergraduate students only If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and You provide the Residence Manager with a copy of your rejection letter from the University or UCAS. Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Surroundings

Arofan House has 281 student beds on offer, just a 10-minute stroll to both Cardiff University and The University of Wales and a short bus ride to Cardiff Metropolitan University.
Shops, restaurants and bars are located on Queen Street and St David’s Centre offers entertainment and local amenities, while premier sporting venues such as The Millennium Stadium are close-by.

We don’t take deposits for any of our student accommodation. Instead, you’ll need to pay an advance rent fee which will go towards your second rent payment.
If you need to arrive out of hours please let your residence support team know with as much notice as possible to make sure we’re available to help.
